Power Supply
Power is supplied via two substations with a total capacity of 10,000 KVA.
Basement level 3: 4,000 KVA
Level 51: 6,000 KVA

The open office illumination level is approximately 420 lux with both lamps operating. In the refurbished floors, lower wattage lights, dimmer and sensor lighting are available.

Electrical Power Distribution
Base provisions for tenant light and power are 50 watts per square metre. Power to tenancy areas is distributed via a secured electrical riser within which provisions are included for tenant metering, and tenant distribution boards.

Basic cabling from riser to tenancy floors is run in over sized cable ducts.

Within the office areas, power and light suspension cabling is reticulated in the ceiling space. This cabling forms a purpose made wiring harness which is readily configured to permit the installation of equipment. Dedicated space provisions within the ceiling space readily permit the installation of additional circuits.

The reticulation of tenancy cabling is from the ceiling space via power poles, partitions and perimeter skirting ducts.

A large three compartment skirting duct along the external perimeter of the tenancy space (except at the rounded corners) allows for installation of additional circuits or extensions of the existing provisions.

Standby Power
Standby power is provided by 3 x 1.2 MVA gas generators and 1 x 1.5 MVA tenant diesel generator. The system is sized to provide up to 30-40% of the maximum demand of the building. The reticulation system is designed such that during 'brown out' conditions only the tenants' essential light and power circuits will continue to operate as normal. Standby power will be provided to all base building services.

During a power failure, the building will continue to operate, but on 50% power. The following design criteria applies:

  1. Tenant load - 30-40% of normal capacity (essential power circuitry only)
  2. 1-2 lifts of the 8 lifts per bank for the towers
  3. 1 Car park lift
  4. Goods lift (fire lift) - full operation
  5. Emergency and safety systems - full operation
  6. Air conditioning systems - reduced operation, ventilation only
  7. Hydraulic services, sump pumps, etc - full operation
